Spanning 2,700 acres across Grand Prairie and Midlothian, Lakesong Texas is one of the largest master-planned communities underway in North Texas, with an anticipated 5,000 homes at full build-out. Here’s a look at where things stand as Huffines Communities moves through Phase One.
Phase One and Infrastructure Progress
Huffines Communities broke ground at Lakesong Texas in March 2025, and the site has come a long way since.
One major milestone is behind us: mass grading is finished across Villages 1, 2, and 3. That’s the biggest early hurdle in development, and everything from here, from underground utilities to paved streets and finished homesites, builds on it.
Retaining walls are more than 50% complete in Villages 1 and 2, and work is getting started in Village 3. In Villages 1 and 2, water and sewer lines are 100% complete and storm drainage is over 90% complete. Village 3 is approaching the halfway mark, with completion projected for mid to late February of this year.
The master infrastructure tying the community together is moving just as quickly. Along Lakesong Boulevard, water is 100% complete and storm drainage is 90% complete. Offsite water is 100% complete, and offsite sewer is 95% complete.
Meet the Phase One Builders
The development team has been working hard to get Phase One ready for builders, and we’re proud to share who will be building the first homes at Lakesong Texas.
Phase One includes three villages with a combined 387 homesites, plus 25 model homes, for a total of 412 lots. Five homebuilders will build across these villages: CastleRock Communities, Chesmar, DRB Homes, First Texas Homes, and Sandlin Homes.
- Village 1: 143 lots, built by First Texas Homes and Sandlin Homes
- Village 2: 107 lots, built by CastleRock Communities
- Village 3: 137 lots, built by Chesmar and DRB Homes
